What We Do
From the first pass of the blade to the final grade, we handle every phase of site preparation with the same crew, the same equipment, and the same commitment to quality.
Rough Grading
Initial grading to establish proper drainage patterns, building elevations, and site contours. We work from your site plan or engineer's drawings to get the grades right from the start.
Finish Grading
Final grading to precise tolerances for building pads, parking areas, and landscaped areas. Finish grading is the last critical step before concrete, asphalt, or seeding installation begins.
Drainage Installation
Swales, culverts, catch basins, and tile drainage systems designed and installed to manage surface and subsurface water. Proper drainage is the most important factor in long-term site performance.
Utility Trenching
Trenches excavated for water, sewer, electric, gas, and communication lines. We work with your utility contractors to ensure proper depth, bedding, and backfill.
Access Road Construction
Gravel access roads constructed from subgrade up — proper base preparation, drainage, and gravel application for long-lasting performance on farm lanes, construction sites, and commercial lots.
Erosion Control
Silt fencing, erosion control blankets, and temporary seeding installed to protect the site during construction. We comply with all NPDES permit requirements for disturbed areas.

How It Works
Every site development project follows a proven sequence. Here's what to expect from first contact to finished site.

Free On-Site Estimate
Dan walks the site with you, reviews any plans or surveys, evaluates drainage patterns and soil conditions, and gives you an honest, itemized estimate — no surprises.

Site Plan Review
We review your engineer's drawings, survey plat, or building permit documents. For smaller residential projects, Dan can often work from a basic sketch or property survey.

Utility Locates & Permits
We call 811 before any digging begins. For projects requiring permits or NPDES coverage, we help you understand what's needed and coordinate with the appropriate agencies.

Mobilization & Clearing
Equipment is mobilized to the site. Any clearing, demolition, or tree removal needed to prepare for grading is completed first.

Rough Grading & Drainage
The site is rough graded to establish proper elevations and drainage patterns. Drainage structures — swales, culverts, catch basins — are installed during this phase.

Utilities & Subgrade
Utility trenches are excavated and backfilled. Subgrade is compacted to the required bearing capacity for your building pad, parking area, or pavement.
07
Finish Grading
Final grading is completed to precise tolerances. The site is ready for concrete, asphalt, seeding, or landscaping — whatever comes next.

Erosion Control & Cleanup
Erosion control measures are installed or removed as required. The site is cleaned up and left ready for the next phase of your project.

Common Questions
For most residential projects — new home sites, farm buildings, and similar work — a formal engineer's site plan is not required. Dan can work from a basic sketch or survey plat to establish proper grades and drainage. For commercial projects or projects in regulated areas, an engineer's plan may be required by the permitting authority.
Drainage starts with understanding where the water comes from and where it needs to go. We evaluate the natural drainage patterns, the soil type, and the proposed site layout to design a drainage system that moves water away from buildings and off the site efficiently. This typically involves a combination of surface grading, swales, culverts, and in some cases tile drainage.
Absolutely — this is one of the key advantages of working with PEL. We can handle the complete project from raw land to finished landscape: clearing, grading, utilities, building pad, construction access, and then after the building is complete, the final grading, seeding, and landscaping. One company, one point of contact, start to finish.
We work with builders and GCs throughout the region on a regular basis. We're comfortable working from site plans, coordinating with other trades, and meeting construction schedules. We communicate proactively and show up when we say we will — which is the most important thing for keeping a construction project on schedule.
For sites that disturb more than one acre, an NPDES permit is required by the Ohio EPA. We're familiar with the requirements and can help you understand what's needed. The permit is typically the responsibility of the property owner or general contractor, but we install and maintain the required erosion control measures as part of our site work.
Timeline depends heavily on the size and complexity of the project. A typical residential home site — clearing, grading, drainage, and utility trenching — can often be completed in 3–7 days of equipment time. Larger commercial or agricultural projects may take several weeks. Weather and soil conditions also affect scheduling. Dan will give you a realistic timeline during the estimate.
We own and operate our full equipment fleet — excavators, bulldozers, motor graders, compactors, and dump trucks. We don't rely on rented equipment, which means no scheduling delays and consistent operators who know the machines. Our equipment is maintained and ready to work.
Western Ohio clay soils are what we work in every day. We understand how to manage wet conditions, when to work and when to wait, and how to protect subgrade from rutting and damage. We'll be honest with you about weather-related delays rather than working in conditions that would compromise the quality of the finished site.
